Summer 2010 Construction Updates

Week 12:

Progress continues at a vigorous pace with the expected completion by the end of next week.

Play Yard:

  • The new play surface has been finished and the lining will be complete later this week
  • The hand panels on the south wall will be photographed this week and a replacement fence is in process

Nursery School

  • All of the cabinetry has been installed in the classrooms, only the administrative area remains
  • Ceiling panels have been installed in all of the classrooms the halls and administrative areas to be completed
  • Crews are currently installing the wood and glass interior doors and have begun framing the exterior store front doors
  • We expect the new security fence all along the western side of the Nursery School to be installed early next week

Garage/Mund Entry

  • The garage area ceiling has been wired and new light fixtures installed
  • Low voltage and security camera wiring has been relocated
  • Installation of the new ceiling, carpet, and repainting of the area should take place next week














 

 

 

 

 

Week 11:

UPDATE:

The pace of work picked up this week with the final approvals of the electrical and fire life safety system.

Nursery School:

  • sheet rock is being installed closing off the soffits and dropped ceilings
  • milled cabinetry has been delivered and installation has begun
  • hallway walls are close to completion
  • low voltage lines for alarm devices, phones, and cell phone booster units have been run

Play Yard:

  • new fence has been installed on the Fuller wall
  • the installation of the new play surface has begun
  • the doors and wall separating the executive lot from the play yard has been removed

Mund Promenade:

  • the glass block wall has been removed ready for the installation of the new automatic doors
  • the framing of the new entry ceiling treatment has begun

Nursery School:

  • Flooring preparation will begin on Wednesday evening

Mund Promenade:

  • The removal of the glass brick wall has been completed
  • Framing of the Alcove ceiling in preparation for millwork should start this week

Play yard:

  • New drainage system has been completed along the south wall
  • surface is being prepared for pouring of new "sport court"

Parking Lot:

  • Plantings have been installed as well as all trees
  • Removal of the upper stucco panel on the 2nd floor of the parking structure has been completed in preparation for the installation of the stairs


Week 9:

Update:

Parking lot -

-drip irrigation system has been installed in the planters and the planned organic garden areas

Nursery School -

-Sheet rock and taping continues

-new ductwork in the hallways is mostly complete

-Fire alarm and sprinkler plans should be approved this week and installation of those devices should commence next week

Mund Promenade/Garage

-the demolition of the glass brick wall to create the new entry to the Nursery school is scheduled to begin tomorrow

-We continue to evaluate removing the ceiling from the eastern side of the executive parking lot

-concrete removal to remediate the drainage problems in the eastern portion of the garage should begin tomorrow.

Play yard

-Asphalt demolition has begun to install the new drainage system, step 1 in resurfacing the yard.

As we look forward to Nursery School and Camp Simcha ending this week, we are finalizing the schedule for the renovation of the Play yard, the Martel Lot entry way, and the eastern section of the executive parking lot.

Please NOTE: As of August 2, the entrance to the Synagogue building from the North Martel lot will be CLOSED.  That is, the entrance we currently use up the stairs from the parking lot, past the guard station, through the executive garage and to the stairs and elevator lobby will be sealed off for reconstruction.  All pedestrian traffic into and out of the Synagogue will be through the front gates on Hollywood Blvd.  The Guard station will be relocated there as well.  You will still be able to park on the North (and now South) Martel lots but will have to walk around to the Hollywood Entrance. 

Parking lot:

As you can see, contractors and visitors are now parking on the lot.

-asphalt is poured and cured

-the new apron and sidewalk are finished

-the light posts have arrived and are awaiting fixture units and will then be installed

-the staircase is in final stages of design

-we are studying gate options and for the time being a fence or chain will be pulled across the driveway during off hours

-note the location of the future TIOH School's Organic Garden

Nursery School:

-the new water mainline was installed and on Sunday successfully put in use

-the relocation of pipes in the hallways is complete

-final stages of framing and dry wall should be completed in a few days

-we expect fire/life/safety plans to be approved this week and sprinkler, alarm work to begin

-wireless and mobile phone routers and booster have been layed out and wiring should start next week

Construction Update -

Parking lot

This week saw several milestone city inspections completed and the tarmac was poured today;

-concrete curbs were poured

-columns to hold the light posts were poured

-borders framed

-fine grade completed

-base completed

Nursery School

-Framing continues to move at a rapid pace

-sheetrock installation has begun

-Electrical and alarm device location and technology is in the final stages of planning

-New furniture has been ordered

 

 

Week 6:

This week saw the end of the demolition and the beginning of new construction in the Nursery School and continued progress in the parking lot.  We are still targeting completion of the lot for the end of this month and the Nursery School for the end of August.  Also, for your information, we have included a picture of one of the construction barriers separating the Nursery School site from the rest of the Temple.

Parking Lot:

- The 40 ft. deep drainage well has been completed

-Crews are laying out conduit and framing lines for the light posts

-Preliminary  designs for the staircase connecting the two lots have been completed

Nursery School:
-Most of the new electrical conduit and HVAC conduit and ducts have been run

-Trenches for the new plumbing have been filled

-Framing has begun in earnest with the hope that sheetrock installation should start next week.

-HVAC units previously relocated to the roof are being tied in to the system.

 

Week 5:

This week saw continued progress in both the Nursery School and on the parking lot.

Parking lot:

-The rough grading on the lot is mostly finished, the lighting configuration confirmed, and the drainage excavations have begun.

Nursery School:

- Some additional asbestos that had not been originally scheduled for removal was correctly and successfully contained, abated, and removed over the long weekend when no one was in the building.  The air was successfully cleared before we returned on Tuesday.

-The Demolition contractor has left the building having completed all the scheduled demolition and clean up.

-Electricians have begun running conduit for the new service and fixtures.

-New plumbing lines in each of the rooms and bathroom continue to be run.

-HVAC duct work is continuing.

-Framing and dry wall installation has begun.

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

Week 4:

This week saw continued movement on many fronts.
-The block wall for the parking lot was completed, surveying finished, and the grading has begun.

-The exterior doors for all of the Nursery School rooms have been removed and the interior door relocations have begun.

-Most of the dormant wiring and piping has been removed, with a bit left to evaluate

-Electrical and HVAC contractors have just begun to relocate conduit and duct work

-The concrete floors in those classrooms where plumbing will be relocated and the floor of the new bathroom have been mostly trenched.

As you can see from the above pictures, this week has seen continued progress on several fronts.

-NurserySchool and Camp opened with no major problems other than parking. The Fuller car line is working pretty well and the children seem excited about the new space they occupy. If you have not had a chance to come by and see the Chapel, Library, Boardroom and various classrooms please do so.

-All of the asbestos in the Nursery School was successfully contained and removed on schedule.

-The installation of the new canopy in the Goodman Courtyard will be completed this afternoon after the Nursery School children have finished their play time there.

-The parking lot has passed its initial inspections, the rebar and concrete footings are in place, and the block walls should be done by the end of the week. Also the hole in the sidewalk outside the construction fence has been fixed.

-The major demolition in the Nursery School is completed and the crews are turning their attention to the relocation of some of the pipes and wiring.

-Several air-conditioning units have been relocated from the walkway between the Nursery School and K-12 play yards to the roof

There was a bit more noise on Monday and Tuesday than expected with the relocation of the air conditioning units (lines need to be run through the building) and the installation of the canopy, but the bulk of the work for both has been completed.

 

 

Week 2:



Construction has begun in earnest since last Friday. The crews have begun digging the trenches for the footings to support the new wall surrounding the parking lot and demolition has begun in the nursery school. The asbestos removal team is completing the containment procedures and the removal is scheduled to be completed by week end. All is on plan and on time so far.

Week 1:


Dear Congregants,

This spring and summer, a number of major milestones will take place in the rebuilding of TIOH, and we are excited to share this information with you.

· Construction of a paved parking lot on our property immediately south of the existing Martel lot, eventually doubling available parking. We expect the lot to be finished by mid to late July

· In early June, construction will begin on the complete remodeling of the Nursery School interior.

· In August, the Kirschner Family (K-12 - Day School and Religious School) Playground will be renovated.

· The Mund Family Promenade which is the principal entry into the building from the Martel lot will be redesigned and upgraded to include a welcoming new community space.

We know you may have all sorts of questions as to how this will affect you and the community. Below is a brief FAQ that we hope will answer most of those questions.

Where will the Nursery School be during construction?

The Nursery School will occupy the Chadwick Chapel, Miller Hall, Broidy Boardroom, Goodman Courtyard, Corwin Library and 2-3 of the first floor K-12 classrooms not in use by Camp Simcha. All of the furniture and materials necessary for the full operation of the Nursery School will be moved before summer session starts on June 21. The Nursery School administration will temporarily relocate to the Kibbutz room down the hall from the Library, between the kitchen and the women’s restrooms. Where will Camp Simcha be?

The camp will occupy the same classroom space it has in the past except for the 2-3 rooms used by the Nursery School. The camp has historically not needed all the K-12 classrooms. The renovation of the Kirschner K-12 play yard will take place in August (as will the new Mund Promenade and Entry) when no children are in the building. How will this affect the car line?

We are currently studying options but it is most likely that drop-off and pick-up will be on Fuller Avenue allowing the Nursery School children access at ground level with no steps.

Are there hazardous materials that need to be addressed?

Yes, but limited and contained. There is asbestos in the floor tile in two Nursery School classrooms and a few other minor spot and floor locations. There has been no risk to the children in the school as the risk only arises when asbestos materials are disturbed during removal. The containment and abatement plan complies with all Local, State & Federal regulations. Containment and Abatementwill be done by licensed contractors under the direction of our construction management firm and specialist consultants. The two classrooms and all other indications are separate from the rest of the school and the area will be sealed, as will all the equipment in the Nursery School play yards. The removal and most of the demolitions should be completed before any children return to school on June 21.

Will construction workers have access to the school and children access to the construction site?

No. A plan is in place to secure one from the other. The construction dumpster will be located on Martel and all workers and material access will be through the existing Martel Gate. There is a specific plan to erect construction barriers prohibiting access from the main floor, the parking lot and the K-12 yard to and from the Nursery School. In addition all workers in the School building (not including those exclusively working on the parking lot) will have Live Scan finger printing and DOJ background checks. The Scan and checks will be done by the vendor we typically use and under the TIOH account.

What about noise, dust?

Construction cannot happen without noise and dust, but all efforts will be made to contain both. Wooden and plastic barriers will be put up along doors and hallways and all air conditioning vents will be covered with plastic sheeting. This should abate most of the dust, but some will, no doubt, get through. We have a cleaning plan in place in order to handle wayward dust. The barriers discussed above should also be effective in trapping most of the dust in the NS construction area. The bulk of the demolition (which will be the noisiest and most dust-provoking aspect) should be completed before children return. We are limiting Saturday morning construction on those days when we have a B’nai Mitzvah.

Where will we park?

The Martel lot will be open, with access up the stairs to the main floor, until August, when there are no classes and Camp Simcha will be finished. There will be some disruption of parking as some construction materials will need to be staged in the Martel lot. Hopefully, the new South Lot will be completed by early July and the parking pressure will be relieved.

Where will we have services during the summer?

As we did last summer Friday night services will be in the Courtyard. Any toys or materials used there by the Nursery School will be removed or stored under the overhang. The main Sanctuary will not be impacted and B’nai Mitzvah services planned for that space will not be affected. If your B’nai Mitzvah is scheduled for the Chapel that need will also be accommodated, as will any party scheduled for Miller Hall. What will happen if the construction is not completed by the start of school?

We hope and expect that it will be, but construction holds a lot of uncertainty. If construction runs over the schedule, the Nursery School will relocate classes to Miller Hall. The Day School and Religious School will operate as usual. Assuming the play yard is usable, we are working on a schedule that allows both schools to share the space. Religious School use of the yard typically does not conflict with the other schools. We expect that any delay will be limited and that car line will return to the Martel Lot. If that is not possible the car line will temporarily operate either on Fuller or in the new South Lot.

The High Holidays are very early at the beginning of school. What plans are in place to deal with that?

The High Holidays will be accommodated as each year in the past. The Sanctuary, Miller Hall/Chapel, Courtyard, childcare rooms will all be used as in the past. Parking will be the same as in the past with remote parking to be determined as the date nears. Both lots will be reserved for valet service. What about the future of the K-12 (Day and Religious School) classrooms and the rest of the Temple?

The Board of Trustees recently approved a plan that will see a remodeling of the K-12 classrooms in the summer of 2011 and the preparation of plans and permits for the remodel of Miller Hall, Chapel, Lobby, Library and Courtyard, to start this fall. How will we know about progress, changes and alternatives during construction?

It is our plan to publish periodic construction updates, changes, and timing to the entire community both by e-mail and postings to our website (www.tioh.org).

We are relying on our community to deal with the vagaries of construction with all the menschiness of the TIOH community. We will do everything in our power to finish on time, with as little disruption as possible. But, most of us have undergone renovation projects of one complexity or another and know that unexpected things will happen.

Throughout the process. the safety of our children and community is paramount in our minds and with our contractors and consultants.

We hope you share our excitement in the project and along with the Board agree that the disruption of this summer and perhaps the next couple of summers will be more than well rewarded.
