Summer 2011 Construction Updates

Dear Congregants,

As you know, last spring and summer, a number of major milestones were accomplished toward the goal of rebuilding TIOH;

· Construction of a paved parking lot on our property immediately south of the existing Martel lot, doubling available parking. Please be sure to check out the recently installed organic teaching garden

· Complete remodel and dedication of the Bay Nimoy Early Childhood Center

· Renovation of the Kirschner Family (K-12 - Day School and Religious School) Playground

· Remodeling of the Mund family Promenade to include welcoming community space

We are thrilled by the results and excited by the prospects of this summer’s program. Earlier this week demolition began on the classrooms used by the Religious and Day Schools in both the Briskin and Weisz buildings. Over the course of this summer the classrooms will be completely remodeled including a to state of the art primary educational technology backbone.

This exciting project is phase three of our rebuilding strategy. As we look forward our architects at Koning Eisenberg are currently finalizing the design and plans for the rebuilding of the Chadwick Chapel, Miller Hall, Lobby, Goodman Courtyard, Corwin Library, and all the administrative areas. I encourage you to visit us and review the artist renderings both for the classroom remodel and the larger project.

Focusing again on this summer, we know you may have all sorts of questions as to how this will affect you and the community. Below is a brief FAQ that we hope will answer most of those questions.

Will the Nursery School be impacted by the construction?

Nursery School operations should be unaffected by the construction.

Where will Camp Simcha be held?

Camp will occupy a couple of classrooms in the Nursery School, Miller Hall, Chapel, Library, Courtyard, and Kirschner play yard.

How will this affect the car line?

We are currently studying options but it is most likely that Nursery School drop-off and pick-up will be unaffected. Camp drop off and pick up should be as usual thru the main guard station off of the upper parking lot. We may need to adjust the drop off and pick up procedures but as of now there should be no change.

Are there hazardous materials that need to be addressed?

Yes, but very limited and contained. There is asbestos in the floor tile and a few other minor spot locations. There has been no risk to the children in the school as the risk only arises when asbestos materials are disturbed during removal. The containment and abatement plan complies with all Local, State & Federal regulations. Containment and Abatementwill be done by licensed contractors under the direction of our construction management firm and specialist consultant. The subject areas are separate from the rest of the building and the areas will be sealed. The removal and clean up as well as most of the demolitions should be completed before any children return to school or Camp

Will construction workers have access to the school and children access to the construction site?

No. As we did in the last phase of construction, a plan is in place to secure one population from the other. The construction dumpster will be located on Martel and all workers and material access will be through the existing Martel Gate. The gate is shared by the Nursery School and a construction barrier will be erected to separate entrance to the Nursery School from the construction access. There is a specific plan to erect construction barriers prohibiting access from the main floor, the parking lot and the K-12 yard to and from the Nursery School. In addition all workers in the School building will have Live Scan finger printing and DOJ background checks. The Scan and checks will be done by the vendor we typically use and under the TIOH account.

What about noise, dust?

Construction cannot happen without noise and dust, but all efforts will be made to contain both. Wooden and plastic barriers will be put up along doors and hallways and all air conditioning vents will be covered with plastic sheeting. In addition, since last summer’s renovation the Nursery School is on a different air handling system all together. This should contain most of the dust, but some will, no doubt, get through. We have a cleaning plan in place in order to handle wayward dust. The bulk of the demolition (which will be the noisiest and most dust-provoking aspect) should be completed before children return. We are limiting Saturday morning construction on those days when we have a B’nai Mitzvah.

Where will we park?

Both lots will be open. There may be some disruption of parking as some construction materials will need to be staged in the Martel lot

Where will we have services during the summer?

As we did last summer Friday night services will be in the Courtyard. Any toys or materials used there by the Camp will be removed or stored under the overhang. The main Sanctuary will not be impacted and B’nai Mitzvah services planned for that space will not be affected. If your B’nai Mitzvah is scheduled for the Chapel that need will also be accommodated, as will any party scheduled for Miller Hall.

What will happen if the construction is not completed by the start of school?

We hope and expect that it will be, but construction holds a lot of uncertainty. If construction runs over the schedule we have a couple of options. If the delays are a matter of a few days, we can postpone the start of school. If they are more substantial the Day School and Religious School will operate out of the Chapel, Miller Hall, Library, Board Room, Courtyard and Sanctuary. We expect to be finished on time.

How will we know about progress, changes and alternatives during construction?

Just as we did last summer, it is our plan to publish weekly construction updates, changes, and timing by postings to our website. Any news specific to the Nursery School, Camp, Religious School, or Day School will also be e-mailed to those families.

We are relying on our community to deal with the vagaries of construction with all the menchiness of the TIOH community. We will do everything in our power to finish on time, with as little disruption as possible. But, most of us have undergone renovation projects of one complexity or another and know that unexpected things will happen.

Be assured, that throughout the process. the safety of our children and community is paramount in our minds and with our contractors and consultants.

We hope you share our excitement in the project and along with the Board agree that the disruption of this summer will be more than well rewarded.

Thank you,

William Shpall,

Executive Director
